With the institutional lending marketplace getting significantly more difficult to pry loan funds
out of; there are a tremendous number of borrowers who just flat cannot obtain a conventional
loan. For these people, the private sector is the only game left, there are specific circumstances
in which we can make home loans work.
The “fixer flipper” market is also an area where we have been very busy. We have had much
success assisting buyers in acquiring properties to either resell or retain as rentals. The flexibility
the private sector brings to this process is incredible. We recently hocked three different
properties to enable a buyer to acquire another rental. We were even able to give him some $$
out of his closing on the purchase.
We are always looking at different types of properties–apartment buildings, storefront
commercial–we’ve done loans on motels, frog farms, nudist camps, and a whole lot of other
